Housing and maintenance

Housing earns from its town once a day and needs no vehicle. It stands in a town, like a workshop. The node housing opens it.

A housing site pays rent at the settlement:

homes x €300 x town factor x condition

  • Row houses hold 4 homes, an apartment block holds 12.
  • The town factor grows with the town. It is 1 in a town of 75,000 inhabitants and stays between 0.8 and 1.6.
  • In a town of a city area the rent is 15% higher.
  • Housing you build close to your other housing earns less. See crowding.

Row houses in a town of 75,000 inhabitants in full condition pay €1,200/day.

Housing wears out. It loses 2 points of condition per day, from 100% down to 50%, and the rent falls with it.

"Maintain" sets the condition back to 100%. It costs 10% of the price of the site type for a full loss, so 20 lost points cost 2% of the price.

A maintenance company earns €1,400/day in fees from its town and covers 4 of your housing sites in its region. The large one earns €2,800/day and covers 10. A covered site stays at 100% and never needs "Maintain".

Your oldest housing sites in the region are covered first. When you demolish a maintenance company, the housing it covered starts to wear from that moment.

The node maintenance opens it.

A construction company earns €2,000/day in fees. While you own one, every site you build costs 15% less, anywhere on the map. Two of them do not add up.

It also lets you build housing from your own planks in its region: the site then costs 60% of its price and takes 1.0 t of planks per €2,000 of the price from your depots there.

A region in which you hold housing, a maintenance company and a construction company is a property group. Rent and fees of your sites there are 10% higher.

Rent and fees are income of the day. They are no revenue, so they earn no research points.
